ATLANTA (23 de julio de 2025) -Peachtree Group («Peachtree») concedió un primer préstamo hipotecario de 42 millones de dólares para financiar la adquisición y el reposicionamiento por parte de Banyan Street Capital («Banyan») del Atlanta Financial Center («AFC»), un campus de oficinas de clase A de 914.774 pies cuadrados en Buckhead, Atlanta.

«Esta transacción destaca cómo el crédito privado continúa generando oportunidades en el panorama inmobiliario comercial», dijo Daniel Siegel, presidente y director de CRE de Peachtree. «En el entorno volátil actual de tasas de interés elevadas e inflación persistente, el crédito privado sigue siendo una fuente fundamental de capital».

Al igual que durante el punto álgido de la crisis de la deuda, cuando los prestamistas de crédito privados intervinieron para mantener la liquidez y ayudar a evitar una recesión más amplia, el mercado crediticio privado actual sigue dando un paso adelante para llenar el vacío dejado por los prestamistas tradicionales y brindar seguridad a los patrocinadores que buscan estrategias comerciales bien pensadas.

El mercado está bifurcado, y la mayoría de las vacantes están vinculadas a una serie de activos problemáticos, y cuando uno se ajusta a esos valores, los fundamentos muestran una historia diferente. Si bien la confianza tardará un tiempo en cambiar, estamos preparados para respaldar planes empresariales inteligentes en este ámbito», afirmó Siegel.

Adquirida inicialmente en 2016 por una filial de Sumitomo Corporation por 222,5 millones de dólares, AFC se enfrentó a la salida de sus inquilinos, lo que debilitó sus fundamentos fundamentales y cambió sus prioridades de capital. La propiedad está situada en la OPGA-400, lo que ofrece visibilidad diaria a aproximadamente 420 000 personas que viajan diariamente, y comprende tres torres interconectadas que abarcan 13,05 acres, con estacionamiento estructurado para 2335 vehículos.

Banyan planea reposicionar la AFC, empezando por el arrendamiento de la Torre Norte, con el apoyo de reservas para gastos de capital y fondos para mejoras y arrendamiento de los inquilinos. El patrocinador también explorará mayores oportunidades para los inquilinos y las opciones futuras de reurbanización.

«Esta transacción refleja un enfoque cuidadoso de la forma en que reducimos el riesgo, al estructurar un restablecimiento de la base en un submercado importante con un patrocinador experimentado y un plan de reposicionamiento claro», dijo Siegel.

Si bien el mercado de oficinas en general se enfrenta a dificultades, Buckhead sigue siendo uno de los submercados más fuertes de Atlanta, respaldado por su base de firmas financieras, el acceso directo a MARTA y la conectividad con las autopistas, así como por sus servicios minoristas y hoteleros de alta gama. La escasez de nuevos suministros, la disminución del inventario de subarrendamientos y la estabilidad de la demanda de inquilinos posicionan a Buckhead y AFC en condiciones de recuperación y crecimiento.

El préstamo a tasa variable tiene un plazo inicial de 36 meses con una opción de prórroga de 12 meses y está respaldado por garantías de finalización, intereses y arrastre de Banyan.

Esta transacción destaca la capacidad de Peachtree de ofrecer soluciones de capital flexibles para activos de transición en ubicaciones de primer nivel con un restablecimiento significativo de las bases. Las transacciones comparables en el mercado reflejan una prima del 98 por ciento sobre la base crediticia de Peachtree, lo que subraya la solidez de la garantía y el plan de negocios.

"Most traditional lenders aren't lending," said Friedman. "Forty percent of the debt market is traditionally made up of regional banks, community banks, national banks, and it's been in the press that banks are under pressure. So 40% of the market is struggling, the CMBS market makes up close to 25% to 30% of lending to hotels and that market is well under pressure, as well."But he said what is left of the market is attracted to hotels due to "really good asset-level performance."
