Peachtree Group provided $72.5 million in bridge financing for the recapitalization of the Westin Atlanta Gwinnett, a 346-key upscale hotel adjacent to the Gas South District entertainment and convention complex in Duluth, Georgia.
The property is operated by Concord Hospitality and strategically positioned to serve growing leisure and convention traffic in metro Atlanta’s northeastern corridor.
The Challenge
After opening during a period of post-pandemic market adjustment, the property’s ramp-up lagged initial projections. Limited participation from traditional lenders made refinancing difficult, despite strong fundamentals and sponsorship.
The Solution
Peachtree Group stepped in with flexible bridge financing to stabilize operations and extend runway for the asset to reach full performance. The loan recognized the long-term strength of the location and the sponsor’s proven hospitality track record.
